Home Insulation Scheme

Landlords may benefit from the Home Insulation Scheme. Landlords can either make their tenants aware of the scheme or get in touch directly by telephoning 0800 512 012 to undertake the home energy assessment over the phone.

Physical Issues

Everybody wants to live in a home that is wind and watertight, with efficient heating, appliances that work reliably, and where they feel safe. As a landlord, your property will be easier to let if it is in good condition, and you are likely to have a better relationship with your tenants if you respond promptly to any problems. Neighbours can also be affected by repair issues, and if the property is in a shared building you may have common repair obligations to consider.

The Rules

The law sets out some responsibilities for landlords and tenants in terms of maintenance and repairs. It also addresses some specific safety issues: gas, electrical and furnishings. If your property is a house in multiple occupation, you will need to meet physical standards set by the licensing authority.

There are a range of other issues you will want to consider, including security and fire safety, and advising your tenants on keeping the place in the condition they found it. This section also offers advice on keeping an inventory of the contents of the property and its condition.

Accreditation status is awarded on assurance that a landlord or agent adheres to the standards outlined in the Scottish Core Standards for Accredited Landlords.
