The Scottish Government aims to help people on low to moderate incomes to become homeowners where it is sustainable for them and to assist the house building industry by helping kick-start and unblock private developments. The Scottish Government has decided to launch a new call for bids from developers for a New Supply Shared Equity with Developers scheme ('NSSE with Developers scheme') to roll out in 2011/12.

The £8m NSSE with Developers Scheme is part of the existing Low-cost Initiative for First Time Buyers (LIFT) New Supply Shared Equity (NSSE) scheme and will be based upon NSSE's rules tailored to meet certain core criteria.

It is important to emphasise to buyers that the interest free loans provided from the Scottish Government and the developer for this scheme are for a 10-year period. Buyers are expected to repay their loans within 10 years, either when they sell their property or, if they do not sell within 10 years, by borrowing additional funds. Buyers are advised that the legal documentation for the scheme will contain a Hardship Clause allowing for a possible extension to their legal agreement if they have not tranched up to buy 100 per cent within the 10-year period .
